Open Question: Horse boarding business?
There is a 7+ acre lot for sale in Ohio near Eastfork Lake. There are 2 metal pole barns (a 40×60 and 40×70) that were used for storage but they could easily hold ten 12×12 stalls in each of them. The location is GREAT. There is access to the whole park with many miles of horse trails, just behind the 7 acre property. There’s also a lake nearby. There is not much pasture space but would that really be an issue even with the access to the 300 acre park? We would likely build a large indoor and outdoor arena so the boarders could ride (and we could turn the horses out in them too).
So my questions are..
Does it seem like a good place to start a business?
Is it worth the money? (the asking price is $330k)
How much would we be able to make if we did full care horse boarding?
What would you do?
Please let me know what your thoughts are on this place.

We would not have the indoor and outdoor arenas professionally built. My dad would most likely build them so it wouldn’t be as expensive. Also, we just looked at the place and the location is amazing!
There is also a small 20×20 storage building on the property and a larger brick shop. We need some ideas for what we could use the shop for, like..idk a concession stand, tack shop, etc.
The buildings already have water and eletric.
The place where I boarded my horse has about 40 boarders horses on 17 acres. I wouldn’t turn all the horses out at once at our place. We would rotate.

Getting off work in the morning is nice. The lake is empty, save for the hundreds of geese gathering and discussing flight plans. The air is cold, and the water is ice. Breath becomes vapor, tracing a rambling course skyward. Everything is frost-glazed and has taken on the dreamy properties of a house of mirrors. There’s nothing wrong at all.
Everything is A-OK.
