Open Question: My friend has a $350K home on Lake Chatauqua owned free and clear, but he owes $25K in back taxes. Can I help?
My friend has a home that is worth at least $300,000 (comparable homes in the area are for sale and have sold for $450,000) which was left to him by a family member. The home is fully paid off, but he missed a tax payment (or two) and he now owes $25,000 plus penalties and the county is threatening to take his home if he does not pay within the next 5 months.

My question is how can I help him save this property from the county so that we can sell the property to recoup my costs and allow him (and to a lesser extent, I,) to make some profit? It may take a while to sell the property due to the current pulse of the market, but we will be able to sell it below market price since it is fully owned.

My friend has awful credit so I will have to take out the loan to help him with this house. I have great credit (730), but I am a real estate agent with W-2s showing annual income of approximately $15,000.

I am willing to relocate to this house as a primary residence if it will help me obtain the loan.

Any advice? Ideally I will be able to arrange it so that I can take out an equity line of credit or refinance the home. Will I need to get my name on the deed first?

As a special incentive to the first 100 buyers of lake-view lots, the developer is offering 3 years of free financing on 10-year, 12% notes, no down payment, and one week at a nearby established resort — “a $1200 value.” The normal price per lot is $12,000. The cost per lake-view lot to the developer is an estimated average of $2,000. The development costs continue to be incurred; the actual average cost per lot is not known at this time. The resort promotion cost is $700 per lot. The notes are held by Davis Corp., a wholly owned subsidiary.

a. Discuss the revenue recognition and gross profit measurement issues raised by this situation.

b. How would the developer’s past financial and business experience influence your decision concerning the recording of these transactions?

c. Assume 50 persons have accepted the offer, signed 10-year notes, and have stayed at the local resort. Prepare the journal entries that you believe are proper.

d. What should be disclosed in the notes to the financial statements?

Resolved Question: Short Sale Buyer in the San Fernando Valley?
I am interested in a property in the Studio City / Toluca Lake area. It is a townhome that is listed at $419k short sale, and the Zillow.com’s “zestimate” is at $410k.

The home has been listed for 93 days, and was last sold for 475k in 2005.

I am considering a sizable down payment around from 150k, have excellent credit, and plan on a 15 year mortgage.

I have zero experience in short sales, and my real estate agent doesn’t seem to have a lot of experience in the area either, so I would like to know what a good starting offer for this home would be. I don’t want to be held hostage by the bank using me to attract other offers, and I am looking at a few other homes in the $375-400K range.
