Part one of this article dealt with some common misconceptions sellers often have prior to selling their home. Here in part two we’re going to take a look at some practical reasons why your home or condo may not be selling.
If your home is difficult to get to for any reason (over growth of trees, no walkway etc.) you can expect the sale of your home to take longer. Most agents and buyers are buys people and will likely pass on your property if it is a hassle. The last thing you want when selling your home is to turn away potential buyers before they even have a chance to view your house. It is always a good idea to use an automated lock box. This way other agents and their clients may view your home while you are away, it also records all the agents that have seen the property.
It’s true what they say; it can simply come down to location. If you’re in a sought after location, your realtors marketing plan should showcase it. If you are not, you may want to take steps to make your home’s location more appealing to potential buyers. Consider the noise level around your home and make sure to build a hedge or wall to reduce noise pollution. Showcase nice views and your proximity to other great amenities around your home.
Repair any minor problem! Get your Realtor to give you a list of any simple cosmetic changes that you may perform before you sell that will greatly improve the value of your home. Don’t underestimate this step, the condition of a property is one of the biggest factors in determining the value, and even little things can make a dramatic change. Simply paint to make a huge and visible difference that will brighten your walls. If you cannot paint or simply do not have the time, then either get someone in to wash the walls or do it yourself. It is as simple as saying: anything that can be cleaned should be cleaned, including: carpets, tile, tile grout anything and everything. If you have pets it may be a good idea to have someone take care of them for the duration of the sale.
