Resolved Question: NOLA Income or investment property?
I am asking for knowledgeable opinions on buying either residential property for immediate income or a small, undeveloped commercial parcel for long term investment.

I know real estate very well where I used to live in a Great Lakes state. The zoning laws and required infrastructure are very stable. I have lived here for almost a year now but the politics and federal involvement in NOLA are confusing and it could be very risky for a private investor.

I can hold off on buying, but then everything goes to insider speculators. Any suggestions?

P.S. I asked about the heat, politics and skiing among other things in my old answers account, but I can’t get it open.
I can handle about a ten unit apt complex on my own, with an on-site super instead of using a property management company.

I don’t want to be part of a consortium to buy commercial property. I’d rather hold on to a small parcel for years and see what develops around it. Then eirther sell or build.

Resolved Question: real estate transaction in family?
I bought a condo in 2006 for 177,000. I now owe 107,000. Because of the housing market the condo is worth about 160,000 now. I would like to sell the condo to my brother for 145,000 to give him a deal on it. My brother only earns 37k a year but has a 740 credit score. My father is willing to co-sign with him if need be. My father earns 200k a year and has a 730 credit score. What would be the easiest way for me to sell condo to my brother and how much would he have to put down. My biggest concern is ticking people off in the building by selling the condo at such a low price I dont want to bring other property values in the building down. Also the condo is on lake michigan and the values have not gone down their as much in most areas. What are my options?

The community will be made up of 100 one-acre lot residential homes of 3,000–4,000 square feet.
A golf course, complete with a swimming pool, clubhouse, tennis courts, a natural lagoon, and a man-made lake, is also a part of the plans.

The community will also include an upscale 200-unit assisted-living facility for retirees.

The land was purchased with a contingency agreement that the golf course would have public access, and that the natural conservation of the land would be respected.

Prepare a presentation about your CPTED plan bid proposal for this new community. Brindle and

Crawford would like bid proposals to include suggested layouts for optimal safety and security measures. Outline the key elements and points clearly, and discuss how regulations and risks will be managed. Your presentation should incorporate theories, concepts, and readings that have been covered so far. Your CPTED plans should be theoretically and scientifically grounded.
